Do you run screening in all the potential tenants?

Hello folks,

When running BGC and other reports on potential tenants and having applicants pay for them, do you run them for all? Let's say it's a family of 4, do you make them all pay for the aprox $40-$50 screening package? It makes sense to me but I foresee that to be a contentious point, even more if they end up not getting the rental.

We require them for any tenant over 18 years old.

Hi Allende, my firm handles property management here in Miami. What we do is bundle it into an application fee. Typically, we conduct background checks on only the individuals who are responsible for the lease (primary resident) and/or cosigners. On a per-owner basis the policies will change for occupants over the age of 18.

@Allende Hernandez what happens if one or more occupants move out and the others stay?

So, all parties over 18 need to sign the lease.

If they are going to sign the lease, why wouldn't you screen them?

What they said.....everyone over the age of 18 has to have a background/credit/ ID verification and sign the lease.

Hi Allende, I agree with the others—everyone aged 18 or older should submit an application, go through the screening process, and sign the lease.

And what if the one person you didn't check has a criminal background, has collections, and more? This is your property and your investment, not theirs. You have to protect your assets and your family.
