I am using Propertyware, which has screening built in. If I was small, I would use National Tenant Network. What I prefer about them is that YOU own the screening. Many of the screening companies own the application, rather than the landlord. You want to own the application and the screening, and be sure your application allows you to make inquiries both for the approval of, but also for the enforcement of any lease that is signed. This way, if your tenant ever skips, you can rerun credit in a few months to find their new address.
