Getting off market deal to contract

1st time doing this. Contacted an owner (cold call) on a triplex to inquire if they would be interested in selling their property. Owner initially said they were not on the market which I already knew because it was not an MLS listing. However then the seller curiously asked what I would offer for the property. Owner was in the middle of an errand and asked if I could call back in a week to further discuss. I'm doing my homework in analyzing property in order to come up with a good offer that will cash flow. Any advice on how to proceed would be appreciated!
