Bozeman, MT House-hack questions

Hi All,

What loans could I qualify for a first-time home in Bozeman, MT? I am 20 years old, low credit history (score of 690), little w-2 employment history, and inconsistent monthly income.

Looking to house-hack for my last 2 years of college (I'm a sophomore at MSU) and use it as my first real estate investment. Have about 40k in savings so not that much for a down payment of a multi-family property in the 450k-600k range.

A lawyer I last spoke with recommended FHA and USDA loans. Also, I have listened/read to some BP podcasts and articles about seller financing but worried about my bank statements..

Tough area to start in Real Estate.  Mostly millionaires live their!!!

I would advise you to buy in a town close by that is not so over inflated!!
