Any thoughts on how real estate will be after mortgage and rent moratorium is lifted? I’m a newbie and wondering what areas should I focus on learning about.

There might be a high possibility of having avalanche of evictions once the the moratorium gets lifted. Covid + real estate, there's always a cloud of uncertainty.
