First time 4 plex owners with occupied units

Hi! My husband and I just purchased our first multi family - a 4 plex. I would love any tips and tricks you have as we get started on this adventure as landlords. Rents are much lower than market and we plan to raise them eventually by upgrading the units a bit. I would love to hear best practices on managing current renters. Can we raise rents right away to cover utilities (currently they are not paying for this)? What has worked for you with not being able to select the renters when taking over?

Also, I am new to the bigger pockets website and would love your advice on finding resources through this page. We are going to need a contractor/handyman and it would be great if they were a bigger pockets fan! What is the most helpful part of this website for you?
