Hard Money vs Private Money Option for REI

I am a licensed General, Building and Plumbing contractor in the state of Florida.  I have recently built and sold a successful plumbing company here locally and am looking to get back to my roots in the residential housing market.  I am looking to start flipping some residential properties or possibly spec build.  I have some cash available to put "skin" in the game.  My question and what I am looking for in the best option for myself as I am doing consulting as a 1099 and don't have a W2 income.  What are my best moves finding a money source?  Looking to start slow and am open to a money partner on deals, just wanted to see what others have done in my situation.  Any help or insight is greatly appreciated!
