Wholesaling or creative financing?

So I have a seller who called me back from my tired landlord list. She wants to sell her Las Vegas condo for 310K. She is currently refinancing the mortgage she has on there for 120K, which is from a hard money lender at a rate of 9.9%. She is refinancing to a 3.5. She is looking to sell because she is planning on moving to Dubai, and does not want to deal with the headache of managing the property. The property is up to date and she advised no repairs are needed. She declined my wholesale offer of $185K, wants full retail value. Given this information, how can I turn this into a deal?
