Investor/homeowner partnership concept?

Is anyone aware of a concept where an investor/contractor will partner up with a homeowner to flip/expand the homeowner's existing house for free in exchange for a portion (ex. half) of the profit when it's sold? I live in a small (1040 sqft) home on a quarter acre in a very nice area of Downtown Orlando. The lot is large enough to support a much larger house (million+ dollar home), which typically fetch approx. $275/sqft+ in our area. Recently, several smaller homes in the area were purchased and replaced with million dollar homes, so I know it could be worth doing and mutually beneficial.
