If you're actually in RE for long term, this might be an article you're going to enjoy. As population gets older, retirement locations are important and will become more so in uncertain world.

http://www.foxbusiness.com/personal-finance/2012/10/25/10-best-states-to-retire-2012/?cmpid=cmty_other_Ten_Best_States_to_Retire_2012

Interesting list with some surprises for some. #1 is too expensive to invest in, but the other 9 (maybe not CA) are well within the reach of most investors. I'm happy with my choices for the future.

#3 Utah- own a home and invest in new const.
#4 AZ- own a home and couple investments.
#7 FL- Have significant investments oriented toward retirees (self storage)
#9 SD- actually am aN SD resident for benefits.
#10TX- significant RE in multiple areas and have stayed OUT of the high crime areas that drag this state down to #10.

Retirees are the ones that will have funds to spend (maybe). Pension income (maybe), social security (maybe) investment passive income (hopefully) etc. Having lived in AZ, FL, TX and SO UT, I come in contact with TONS of retirees that live in those states, have second homes there and snowbird in those states. It is worth your consideration, imo. Rich
