How do you feel about higher end SFH as rental property. $400k+

I have been thinking about acquiring a couple of properties by buying as primary home, living in for a year and turning into a rental. I don't want 50 properties, just maybe 5 nice properties in good neighborhoods. My concern is that I think around that price point, people would rather buy than rent. Just an assumption of course.
