Seeking an Landlord who will rent to Group Home

I’m a real estate agent in Jacksonville, Fl  and I’m looking for a landlord  who will rent a 4/2 single family home to a group business, for a 5 year lease with annual 3% increases.  I guest I’m reaching out to find out if this is asking too much of a residential landlord. Any advice would be appreciated.

@Fredrick Jackson  If the group running this group home has a track record it will also help.  I would advise either what @Bill B. said regarding increases or indexing the increases to a specific metric like they do with commercial mortgages.  There are a ton of different types of group homes and your reception might be different depending on the clientele and the history of the organization who is running the home. I would not hesitate to rent to the disability organization that houses one of my relatives in NJ because they are a long established with history working with disabled adults as they age out of childhood programs however contrast that with a brand new organization with no other homes would be a hard no. Also you can't just say a group home, does it need van parking, does it need proximity to mass transit?  Staffed or unstaffed?   Have a strong pitch and anticipate questions before you contact a landlord. It will be difficult but the more confidence you can offer in the renter the better your chances.
