Thinking rental property investment in Indianapolis, need advice fro recent investors

Hello. I have been looking Indianapolis for real estate investment based on house price/rental potential. I see some houses in westside and around river side under renovation and location wise very close to tech, university and hospitals. Zillow ads show high demand based on no. of people contacted for the property. Are those areas (west side/riverside) worth to invest (reading there is high crime rate, especially in Haughville) or should I prefer safer location for tenant potential? Any advice from recent Indianapolis investors?
