Newbie looking for guidance

Hello bigger pocket friends.

My husband and I are new to all this and we would like to start with purchasing a house in the Fort Eustice/ Fort Story area of Virginia. We are looking for a house that needs a bit of sweat equity but not too much that we are in over our heads. We will be living in the house for 3 years and then renting it out. I would appreciate any advice from the community and what could be a worst house in the best neighborhood scenario.
