Under Contract & Long Term Tenant on Property
Hi BiggerPockets Community, I'm excited to be under contract on an upcoming owner occupied property! There is a 20 year tenant on the property, living above a detached garage. I'm planing to give them 60 days notice at the close of escrow. I understand legally, this notice can be sent in regards to substantial construction (permitted) work, which I'll be undertaking.
My two questions are:
- If they cant find housing in those sixty days, for any reason, do I have any legal obligations/burdens?
- After construction is complete, are there any limits to how much I can list the rental? The current rent is $600 and I would like to list it for $1,500, around current market.
I'm still in my due diligence window, I appreciate and value your experience! Learning so much through this process.
