FInding Deals for Investors and Receiving an Equity Stake?

For all the experienced investors out there, I'm new to Real Estate and have almost no capital to invest. However, I was a double business major in college and understand finance pretty well. Is it possible that I could link up with an investor that would be willing to give me an equity stake in properties that I find for them? I'm just wondering if this is common practice or not so much in the real estate world
