Disturbing trend in purchasing rental properties

I need some advice.  I currently have two rental properties (both duplexes) that I purchased in 2018 and 2019.  They both generate good income (together just short of $50k per year) and things are rolling along just fine.  I am now ready to purchase another one and am pre-approved.  However, I cannot even get a showing before the rental property I am interested in is already sold.  Just had that happen to me yesterday.  Had a showing on Monday and it sold in just a few hours sight unseen.  I am not big enough or rich enough to buy anything sight unseen and yet it almost seems impossible to purchase anything without doing it that way.  Add on to this the fact that you have to offer 20% - 40% over asking price.  It's absolutely crazy!  Any advice for a grandpa trying to leave his grandkids something?
