Opening self directed ira

I’ve been trying to research SDIRA. I have money in my traditional Ira that I believe I could roll over to sdira.  If I have 40% down payment for a real estate rental, is there a formula for how much I should keep in reserve for maintenance etc? Do I charge 20-25% over the mortgage payment/insurance/taxes? 

Example, I buy a home for $400k and put $160k as down payment. Mortgage payment/taxes/insurance around $2000/month(rough calculations for 20 year mortgage at 5% interest)  Do I charge 20% more for rent so do I try and get $2400/month rent? 

My plan is to put $260k in a sdira. Does this sound about right? Should be about $80-85k left in sdira.
