Cincinnati - North Avondale market for multifamily

We recently bought a six unit building in North Avondale in Cincinnati that we're renovating. I'm curious what people's thoughts are on North Avondale in general from a multifamily perspective. Thanks.

@Nick Fawell I'm actually planning on driving through that area next week when I'm intown.  I haven't seen much of that side of Xavier yet but I have seen some MF building come up for sale that I've liked over the last couple years.  I have a 10 unit in Norwood and the clientele have really improved over the last year.  I'm hoping the whole area around Xavier picks as new business move in and people continue to migrate to the more cost effective cities like Cinci.   I'd love to pick up some more properties in that area once I get a better feel of it.  I'm planning to drive around there next week while I'm in town for a few days.
