Seattle-Tacoma-Everett what strategies are working?

I'm trying to find any information on our local market here in wa. I'm looking for any examples or stories(latest updates) and strategies what people use to build rental/ STR flip brrr and which strategies are being more successful for current market and this area.

I have a house in Kent area and about $150-200 equity in it. I wouldn’t want to use it unless it’s necessary. As I don’t wanna use my house equity Me and my wife saved up $70k and to be able to get a bigger loan we are teaming up with members of our family. Our long term plan is build up rentals portfolio but short term we would like to do a few flips to raise some more $$$. Most of renovations we are looking on doing ourselves(anything cosmetics like drywall/painting/floor/tiles basic electrical and plumbing). If anybody has any recommendations on which area would be better for the flips etc let me know please. If our plan isn’t good and there better ideas let me know please as well. I’ll appreciate any info
