Townhouse buy & hold investment in Nashville.

Purchase price: $330,000
Cash invested: $33,000

Airbnb Midtown, Townhouse

What made you interested in investing in this type of deal?

Have a few friends doing well with the airbnb close to Downtown, #1 destination city at the moment for visitors

How did you find this deal and how did you negotiate it?

I am a realtor in WA and starting asking around through my nationwide referral program and found a top airbnb specialist. Its a hot market right now and got it for 10k over asking. 10k guarantee over appraisal.

How did you finance this deal?

Conventional 10% down as a second home.

How did you add value to the deal?

Fully furnished it

What was the outcome?

Making between 5-8k a month pretty steady with a 1800 mortgage.

Lessons learned? Challenges?

So far so smooth. Good idea to get to know your neighbors esp if they are airbnbs. Helps split costs if things are needed, or clean up, security cameras, etc
