48 month deal analysis review - so you wanna buy a condo?

we owe $96k on it; worth about $60k now. it was bought in 2004 with no $ down by my wife for a primary residence. average rent for 46 months: $940 PITA + HOA ($199) + $88 pmi = $941 Vacancy/repairs, etc -$126/month x 48 months = - (negative) $6048 i can count on 2 hands the amount of vacancy days over 4 years & i have only been stiffed for $200 rent. just goes to show you...townhomes suck!
