Small multi-family (2-4 units) fix & flip investment in Leominster.
Purchase price: $225,000
Cash invested: $45,000
Sale price: $314,900
Great little flip in Leominster. It was a small 2 family, 4 beds total with a 3 bed on the first floor and a 1 bed on the top floor. The tenant on the top floor had been there over 10 years and the apartment was rough plus there were known lead hazards. The renter moved out on their own when we bought the building. We concerted the 1 bed to a 2 bed and got a lead certificate which cost us less than $5k in total work plus the tests. Solid it after a few months for a solid profit.
