Single family, currently adding an ADU

What made you interested in investing in this type of deal?

Investment property. Cheap $ and a great lot for an ADU

How did you find this deal and how did you negotiate it?

I’m a Realtor and am always looking at houses. This one was a hoarder situation and I grabbed it right after a price reduction.

Cash out refinance of our primary residence

Bad first tenant. Be careful what friends you rent to.
