16 unit bldg value

need some advice on value of 16 unit apt building. all one bedroom units.

gross rents 115K.. expenses average $54,000 over past 3 years.

I have never bought multi unit building. not really sure what kind of cap rate I should expect. especially with all units being one bedroom

any input is appreciated
