First property- Student housing analysis help

Can someone help me with this analysis? Looking for my first property..my daughter attends the university where this property is located and would live here with roommates. It is a big place with room for at least 3 more bedrooms. It is currently rented as 4 bedrooms 2 bath for $2000/mo but there is a 5th room that could be a bedroom if a wardrobe was added and there is a rough in for a 3rd bathroom. I hope to negotiate the $379,900 asking price and get the cash on cash return up a bit but this looks pretty close to a win to me. Am I missing anything in my calculations? Thanks!
