Rents in Brusly / Baton Rouge, La

Hey guys, I have an opportunity at a 4 plex in Brusly, La (west of Baton Rouge). It’s 2 bed, 1 bath and they are outdated. I can’t figure out what similar units in the area are renting for. Does anyone have something similar in the area that can share what you’re getting for rent?

Current owner is at $400/month but hasn’t raised it in years so I know we can get more than that, and even more possibly with a little updating.

I did try calling a for rent sign in the area, but haven’t gotten a hold of them yet.
