Vacant land buy and sell in Jackson, NH

Investment Info:

Other wholesale investment.

Purchase price: $150,000
Cash invested: $154,623
Sale price: $315,000

I bought this 107 acre lot from the owner. I used $100k of hard money and $54k of my own money. Sold in month and 1/2 for $315k. After all expenses, closing costs, commissions, etc... I netted $143k on this deal! My largest deal to date; not bad for a few hours of work!

What made you interested in investing in this type of deal?

I specialize in these types of deals

How did you find this deal and how did you negotiate it?

Direct mail, negotiated directly with the seller. They wanted a fast sale.

How did you finance this deal?

I put in $54k of my own money and used $100k of hard money.

How did you add value to the deal?

I bought it under value and marketed it with a great realtor.

What was the outcome?

Sold the land, made lots of gains!

Lessons learned? Challenges?

Having a good realtor with higher end properties like this is critical, many didn't even return my calls or wouldn't even check out the land before they agreed to list with me.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Ryan Wallace was my agent, he works the NH/ME border area. Awesome!
