It's price, proximity to my home and that it is a multi-family property.

I found it through Zillow a day after it was listed and contacted and agent immediately.

25% down with a 20 mortgage

How did you add value to the deal?

We are currently renovating the vacant side of the duplex with new windows, new bathroom, new kitchen and basic cleanup.
