Hello, This is my first time using the BRRRR calculator and I had to estimate some of the numbers since the property hasn't hit the market yet. Its a 4 unit property zoned as commercial. 2 x 2BR , 2 x 1 BR.  Estimating that it needs $120K (could be less)  of work. Plan, if possible would be to use hard money for purchase and rehab and then refinance and rent the units out....course, I have never done that before so please take a look and provide feedback. thanks
