Primary residence-house hack

Investment Info:

Single-family residence buy & hold investment in Boise.

Purchase price: $178,000

Purchased as a primary residence in 2015 and immediately rented out the upstairs bedrooms (2) which covered my mortgage.

What made you interested in investing in this type of deal?

Always been interested in real estate and always been a saver so it was a win win for me.

How did you find this deal and how did you negotiate it?

MLS- used a Realator. Pretty standard primary residence purchase.

How did you finance this deal?

FHA

How did you add value to the deal?

Just cosmetic updates over the years

What was the outcome?

House is valued at $430,000 due to inflation.

Lessons learned? Challenges?

Always have a contract for tenets.
Dealt with squatters and got a lesson in landlord laws in my state
