First Investment property in Omaha.

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $170,000
Cash invested: $9,000

This was my first investment property and my first personal property bought as a buy and hold while I House Hack.

What made you interested in investing in this type of deal?

Needed to get investing in properties asap and was not about to pay full price. I don't do that.

How did you find this deal and how did you negotiate it?

Found it as an off market property after losing a botched deal in a flood plain I posted on the Nextdoor App and the seller was trying to sell it but was on the fence. I personally negotiated a new deck, roof, and some other extras.

How did you finance this deal?

FHA loan, and cash from flipping cars and motorcycles.

How did you add value to the deal?

Finishing property, fixing and painting holes in walls, redoing all carpet and flooring, replacing counters with granite and adding an island.

What was the outcome?

Still renting out, house has gained over $50k in equity and will only go up!
