BRRRRnB, full gut renovation. High cash flow and built reserves to > 6 months, which were used to weather Maui's lock down on travel during COVID.
What made you interested in investing in this type of deal?
Cash flow, appreciation of asset.
How did you find this deal and how did you negotiate it?
Strong terms. We were not afraid of the terrible state of the condo (divorce settlement sale in need of major repairs including extensive plumbing work).

Conventional, 75% LTV, 30 yr.
