Investment Info:

Single-family residence buy & hold investment in Macon.

Purchase price: $22,000

This is our second investment property purchase that didn't generate a lot of cash flow but we wanted to make a purchase in that area.

What made you interested in investing in this type of deal?

We were new to real estate investing and wanted to buy as many properties in this area as possible.

How did you find this deal and how did you negotiate it?

We found the deal on Zillow and was able to put in an offer almost immediately

How did you finance this deal?

100% financed through a local bank

How did you add value to the deal?

The property came with tenants on site that were eager to make changes to the property and work with us.

What was the outcome?

We built a lasting relationship with the tenants who are more than happy to help us wherever they can with the property.

Lessons learned? Challenges?

We learned to get to know your tenants and their needs when purchasing a property and that not all tenants are not the same.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Sherita Scott is a five star realtor that has gone above and beyond to make sure this deal happened just the way we needed it to.
