Big move with my family’s residence.

Investment Info:

Single-family residence fix & flip investment in Riverside.

Purchase price: $370,000
Cash invested: $40,000

So I bought this house in 2014 as a beat up, out dated, house in a very good neighborhood with immediate equity in the property but as my family’s residence. I invested over the past 7 years about 40k into it remodeling kitchen bathrooms and a nice block wall with a large automatic iron gates keeping prices low by doing most the work myself. Property is now estimated over 700k and I am currently selling it to re invest with the equity into more property.

What made you interested in investing in this type of deal?

Great location, price, and size of lot and house.

How did you find this deal and how did you negotiate it?

Searching through agents on new listings or up and coming.

How did you finance this deal?

Through FHA but refinanced soon after due to my immediate equity.

How did you add value to the deal?

Demoing interior walls opening up the inside, remodeling kitchen and bathrooms and building a nice wall with automatic gate for good presentation and curb appeal.

What was the outcome?

High return rate on my investment
