Should I get a duplex?

Hello BP community! Im seeking some feedback. One of the turnkey companies I work with made me an offer on a duplex. Please tell me how you think I should proceed. This is the information they gave me:They have an off-market duplex that they want to offer me at a discount. They bought it with the intention of rehabbing and offering it as part of their lineup of turnkeys; however, the seller misinformed them and found out after the fact that there were tenants with lease contracts in place. They want to get it off their hands as it is not part of their model. They said they will manage it for me, and when the opportunity becomes available to rehab it, they would perform the rehab (a future cost to me of at least 10k) as well and continue to manage the process. They will be sending me an analysis soon. I don't yet know what the sale price is, what the current rents are, etc.. While waiting for the information..What should I be thinking about? What questions should I be asking? What should I be aware of? etc.. For some reason this is scary for me, but I am also very excited for a new opportunity. Thank you all in advance!
