High Market Prices

The houses I am looking to invest in are all great properties with great ROI - but being that I am a college student looking to invest, down payments are a little out of my reach. My Dad and I have been looking to invest in a property together... he is willing to help get me started. But are their any ways to get down payments around $20,000 on great properties that are in the $120000-$150000 range?

I am still new and learning, any help would be greatly appreciated!
