Investment Info:

Single-family residence fix & flip investment in Orlando.

Purchase price: $105,000
Cash invested: $120,000
Sale price: $300,000

I INVESTED IN THIS DEAL ONLY AS AN "INVESTOR" FOR A FLIPPING COMPANY. I INVESTED $100,000 WITH THE CONDITION THEY WOULD MENTOR ME SO THAT I COULD LEARN THE INDUSTRY. I REFEAR A CXONTRACTOR THAT THE COMPANY HIRED, HE DELAYED THE CONSTRUCTION AND DID SOME BAD WORK THAT DELAY THE PROJECT TO DOUBLE THE EXPECTED TIME. IT WAS A FULL RENOVATION THE ONLY THING WE KEPT WAS THE OUTSIDE BLOCK WALLS OF THE PROPERTY. DEBASTATION EXPERIENCE, AS OF JULY MY MONEY IS STILL LOCKED IN THERE UNTIL THEY FINISH.

How did you find this deal and how did you negotiate it?

MY DAD REFEER ME TO THE CEO OF THE INVESMENT COMPANY. I NEGOCIATED INVESTING 100K W THEM OVER 6 MONTH EXPECTED PROFIT 60/40 SPLIT WITH COMPANY.

How did you add value to the deal?

THE DELAYS WE HAD DURING CONTYRUCTUN GAVED THE PROPERTY A LOT OF EQUATY.
