Investment Info:

Single-family residence buy & hold investment in Raleigh.

Purchase price: $315,000
Cash invested: $60,000

Short term rental/ flipping entire yard/ inside.

What made you interested in investing in this type of deal?

Lots of outside work needing done. Drove down price. Sweat equity opportunity

How did you find this deal and how did you negotiate it?

Listed 360k. Walked away even during crazy market. Not enough aggressive offers. Came in and negotiated some of the inspection issues.

How did you finance this deal?

How did you add value to the deal?

Front of house flipped. Entire backyard redone/ landscaping/ cleared neglected wooded lot.

Lessons learned? Challenges?

12 hour exhausting days for exactly 1 month. Lots of hauling/ clearing/ cleaning.
