Investment Info:

Single-family residence buy & hold investment in Oklahoma.

Purchase price: $145,000
Cash invested: $18,000

Fix and Hold. Went into this one knowing it wouldn't be a great BRRRR opportunity, managed to add a lot of value via rehabbing, but also probably over-invested. It appraised higher than expected, rented for more than expected, and overall am very proud of this property! First time to spend a large amount on the exterior of a house as well as landscaping. Will definitely do my best to budget more for curb appeal in the future. Sometimes cosmetic upgrades = a lot more in rent but not higher ARV
