Investment Info:

Single-family residence fix & flip investment.

Purchase price: $100,000
Cash invested: $36,000
Sale price: $244,000

Purchased the worst house in a great neighborhood (Linwood). Structural issues, terrible smells, no HVAC, Plumbing, electrical, walls, ceilings, etc... wood rot, termites, asbestos, you name it! This was my first ever rehab project to be a part of. Had a GC, went over budget, took over twice as long as projected, but the end result was something we could be proud of, and it sold for a much higher price than anticipated. We made a little money, but learned SO much! Would I do it again? No. Am I glad I did it? Absolutely.
