Investment Info:

Large multi-family (5+ units) buy & hold investment in Memphis.

Purchase price: $600,000

30 Unit Townhouse package

What made you interested in investing in this type of deal?

It was a value add project in which meet my buying criteria and I could be all in under 70% with the rehab budget included.

How did you find this deal and how did you negotiate it?

I found this deal By cold calling and searching in the pre foreclosure an meet the majority owners through my network.

How did you finance this deal?

I have four other equity partners in the deal they all brought there own cash for the purchase price and the rehab budget.

How did you add value to the deal?

I found the deal and will be overseeing the rehab of the units also using my team of contractors to do the work. I also have the in house management that will oversee the property an leasing.

What was the outcome?

We Closed

Lessons learned? Challenges?

One lesson I have learned from this deal is that I can be more creative in funding the deal an should include buyouts for my lenders.
