Small multi-family (2-4 units) buy & hold investment in Mesa.

Purchase price: $540,000
Cash invested: $25,000
Sale price: $540,000

This is a 4 unit multifamily in Mesa, AZ.

What made you interested in investing in this type of deal?

I always wanted to start my real estate journey with a 4plex because it was the one that meet my criteria of living rent free.

How did you find this deal and how did you negotiate it?

I found this deal online. I signed up for free trial on some website that allows to search property owner and filter the ones that have a high probability of selling. I started to cold call everybody until I found a seller. She was a tough negotiator and wanted top dollar for the property but she eventually felt for me and gave me a fair price.

How did you finance this deal?

FHA loan
