I need advice as first time rental property investor

Hi all, I am very new to real estate investment and looking to buy a single family home to put out for rent. I like the price per SQ ft in Byron GA area. I live in FL and there are few houses that I am working with a real estate agent that I like but since out of state I have lesser feel for the area. I need your help and unbiased opinion, if Byron GA is a good place to buy a property for rental purposes. Thanks in advance all
