Single-family residence buy & hold investment.

Purchase price: $130,000
Cash invested: $50,000

This beer can house, is becoming my next BRRRR property here in Spokane!

What made you interested in investing in this type of deal?

This is a house that I have driven past every day on my way home from work! I was interested in this deal because nowadays buying a house for $130,000 seems impossible!

How did you find this deal and how did you negotiate it?

I found this deal from another wholesaler. He originally reached out to as a joint venture partner for this deal, & once we got it locked up, I asked that wholesaler if I could purchase the property. We had it contracted at $100,000 & I bought the property for $130,000. My company ended up making $12,000 on the property, & I got the opportunity to purchase the home.

How did you finance this deal?

I paid all cash for this deal using the money that my business partner & I have raised from one private money investor.
