Investment Info:

Single-family residence buy & hold investment in Las Vegas.

Purchase price: $220,000
Cash invested: $75,000

4 bedroom 2 bath with a pool in a mature neighborhood, I Originally purchased as a Fix and Flip during the pandemic but decided to hold on to this property.

What made you interested in investing in this type of deal?

I wanted to Fix n flip

How did you find this deal and how did you negotiate it?

I found it on the MLS I was able to get my offer accepted over multiple offers

How did you finance this deal?

Hard Money lender

How did you add value to the deal?

I hired a few contractors to help renovate me this property even did some of the work myself on this one, this was a total fixer.

What was the outcome?

The outcome was great I thought I was in trouble because I purchased this home right when the pandemic hit the US and everything in Vegas started to shut down at first I was pretty nervous the way things were looking in March of 2020 but now I'm very happy how things turned out and that I held on to this property.

Lessons learned? Challenges?

One of the lessons I learned on this house was to make sure your shower/bath drains are capped before they demo them. A bunch of debris ended up in the drain line and I had to send multiple plumbers to clear the line after I already rented the house out, the tenants would complain about the sewage backing up into the shower.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I recommend Ryder Byrne he helped get me the bridge loan that I needed to make this deal possible.
