Investment Info:

Single-family residence other investment in Martinez.

Purchase price: $570,000
Cash invested: $162,000

3 bedroom, 2 bath house built in 1988

What made you interested in investing in this type of deal?

I wanted to earn more money in house hacking by buying a three bedroom, two bath house. I used the house hacking strategy when I owned a two bedroom, two bath condo.

How did you find this deal and how did you negotiate it?

I found this house through my realtor and I offered $20,000 above the list price of $550,000 with a 28% down payment. My credit score is 811.

How did you finance this deal?

I used the profit I made from selling my condo to buy this house with a 28% down payment of $162,000.

Lessons learned? Challenges?

The key to successful house hacking is very careful tenant screening and selection.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?
