Deal Financed for for New Construction in St. Petersburg, FL

Investment Info:

Single-family residence hard money loan investment.

Purchase price: $106,000
Cash invested: $400,000
Sale price: $660,000

We provided New Construction financing directly to the builder to complete this house.

What made you interested in investing in this type of deal?

Builder had pre-sold this spec house and we helped him cash-out equity and finance the construction costs to complete the house.

How did you find this deal and how did you negotiate it?

I contacted the builder directly and we worked out the terms directly,

How did you finance this deal?

We finance directly and hold the debt.

How did you add value to the deal?

We helped the builder take out equity from the project to invest in new deals he has.
