Great cash on cash investment vs huge capital gain
I own a rental property that has decent cashflow $430/mo.
Since I am an agent I covered my closing costs with my commissions.
Total out of pocket was $9,000.
Cash on cash return is 57.3%
I bought the house 1 year ago and since then the market has jumped like crazy.
I purchased the house for $409,990, and right now it is worth $520,000+ in an A rated community/tenants
At what point does the capital gain out weigh a great cash on cash return?
I would like to "cash out" and try to find another investment that brings in more monthly cashflow, even if its at a smaller cash on cash return percentage.
Any advice?
