[Calc Review] Help me analyze this deal - First Multi Family Purc

If anyone could take a look through my numbers I want to make sure I am not missing something. I used higher numbers than what was provided by the owner. I also think I was being conservative on capex and maintenance. The roof is 14 years old which does concern me a bit but I calculated in getting a roof inspection done on top of the main property inspection.
